The Church in Mumbai is landlord of a number of buildings in which she owns flats and shops. In recent years a number of flats and shops have been vacated by the tenant and a new tenant has been inducted in the place of the old tenant.
The choice of incoming tenant is with the landlord who is the Church.
What is really surprising is that the same families are benefited and have been given the flats at below market rates.
Very few agreements are registered which is now mandatory as per the Rent Act and in most cases Transfer Premium( Pagri ) has not been paid to the Church.
However what really takes the cake is that the Church authorities continues to give flats to non- catholics thereby ignoring the genuine claims of thousands of catholics who are the direct beneficiaries of the Church Trust.One such example is a flat given to Ravi Shastri by the Church authorities in Colaba.
The Church authorities should realise that all the properties if which they are trustees are not their personal properties and cannot be gifted to any person at below market prices or to any non roman catholics.
The Church authorities should learn from the Parsis as to how they manage their Baughs and should be taught that Church properties are not their personal propeties.
